- The industry standard for professional mold remediation. It sets out containment, removal and verification expectations, and is what a competent scope is written against.
- EPA mold guidance
- The US Environmental Protection Agency publishes guidance on mold remediation in schools and commercial buildings, widely used as a reference for containment thresholds.
- Containment
- Sheeting and sealed access around the work area so spores disturbed during removal do not travel into the rest of the property. It goes up before anything is cut.
- Negative air machine
- A fan with HEPA filtration that holds the work area at lower pressure than the rooms around it, so air flows in rather than out.
- HEPA
- A filter grade capable of capturing very fine particles, used on vacuums and air scrubbers throughout remediation work.
- Relative humidity and dew point
- How much moisture the air is holding, and the temperature at which that moisture condenses on a cold surface. Sustained high humidity indoors is what lets growth establish, and the dew point tells you which surfaces will get wet first.
- Post-remediation verification
- Inspection and sampling after the work, ideally by an independent party rather than the company that carried it out.
- Industrial hygienist
- An independent specialist who can assess the building, write a protocol and perform clearance testing separately from the remediation contractor.
